THS Owner Updates / 12.22.25

THS Owners,

It’s been a few weeks since our last board meeting and we wanted to update you before the holidays.  Our contractor and subcontractors continue to push for the finish line.  We are pleased to report that a lot has occurred in the last few weeks and we are very close.  Other than on Christmas Day, we have authorized work to continue so that we can finish intrusive items sooner than later.  

Joe, Jayne, and Mark continue to monitor progress via weekly meetings and daily updates.  Two weeks ago Mark spent a few days onsite with our contractor and subcontractors.  The focus was on our punch list and critical outstanding items.  Let’s stay positive and get to the finish line!

Future items that will require brief unit access include lanai painting (early January), lanai tile repair (January), and installation of new lanai lighting (late December/early January).  Remaining punch list items will be grouped for handling and also addressed.  

IN = In-Scope and OUT = Out-of-Scope.  

(IN) Painting (95% complete)

  • All buildings and our pool house are now essentially completed and THS is looking good.  
  • Roof boxes, non-tile damaged lanais, and touch ups identified by both our contractor and board (Painting Punch List) will be addressed simultaneously.  We expect these items to occur shortly after New Years.  Reminder… roof boxes will match the building color scheme.  
  • There are some non-tiled lanai’s with concrete spatter, etc. and the painters will do their best to get things as smooth as possible before painting.  Reminder…lanai’s will be painted the trim color.

(IN) Screens/Frames (70% complete) 

  • Lanai’s without tile damage continue to have screens/frames installed.  Note, this means some units will have screens on every lanai and some will only have a few lanais with screens.  A handful will have no screens until tile can be addressed.     
  • Workers have moved through what they can in A, B, C, D and are currently working in E building.  
  • All screens are being repaired from the outside, but there will be a bit of unavoidable noise for part of a day when your screens are being installed. 
  • Owners with tiled lanais that have damage will be receiving an email from the board soon after Christmas.  We will likely be dealing with tiled lanai’s throughout January.

(IN) Punch Lists (90% complete)

  • There has been a tremendous amount of work done on site by workers you will not likely see.  For example, there were 11 workers onsite for a week working in and around units.  
  • We have had some difficulty gaining access into a few units to address punch list items.  If you are onsite or have guests/renters onsite, we need access to remedy punch list items.
  • If you have already sent an email to Jayne and Mark you do not need to resend.   Please do not direct onsite workers.  This will only create confusion and delays.

Miscellaneous 

  1. (IN) Those units with scratched slider doors that we installed have had their glass successfully buffed out.  
  2. (IN) Front door weatherstripping has been reinstalled.  
  3. (IN) LL slider and kitchen/side window screens are being held in the warehouse until painting is complete.
  4. (IN) Units with tile or brick front door threshold gaps have been successfully stuccoed.  They will be painted when the painters are back onsite (see Painting).  
  5. (IN) New lanai lights are to be delivered on 12/26 and will be installed soon.    
  6. (IN) Electrical/Utility rooms are complete for C & D and are close to completion for A/B & E/F.    
  7. (OUT) Permanent storage has been added between A/B and E/F buildings and have been stuccoed to match the building.  No more worn plastic sheds.  
  8. (OUT) Our new swale along the tennis court is complete – absent the lemongrass.  This includes additional drains for our sump pit.  
  9. (IN) Irrigation system repairs are in process and almost complete.  Note, if you’re onsite please do not turn off the irrigation system.  If there is an emergency please notify a board member.
  10. (IN/OUT) There are a few other items outstanding such as a City required knox box, AED installation, etc.  These are non unit intrusive and will be handled in proper sequence.  

 (OUT) Milestone

  • Phase I – Each building successfully passed and engineering reports on file with the City of Marco Island.
  • SIRS – Each building successfully completed as mentioned during our last budget/board meeting on 12/2.  Will be filed electronically with Tallahassee before year-end, will be discussed at our Annual Meeting, and will be posted on our website soon afterwards.

THS Misc Items

  • Insurance – 2025 Wind Mitigation Study has been successfully completed by Chris North.  This required report will soon be shared with our insurance broker and then posted on our website afterwards.
  • Trash Pickup – We have gone back to twice weekly trash pickups.  Recycle pickup remains once weekly.  Please follow established guidelines for both.  
  • Annual Meeting – This will be in-person only on Thursday, January 8th @2:00 pm at the THS Chickee Hut.  A second notice with a proxy was mailed to you on 12/19.  It is very important that you either attend this meeting or complete your proxy per enclosed instruction. 

We realize it has been a long 8 months, but remember we did two major projects simultaneously (Ian Construction + Milestone).  It has been a long and exhausting process, but your continued support and patience has been much appreciated.  96% (48:50) of unit owners, their families, or their guests have been onsite to view the results.  Responses have been overwhelmingly positive.  We look forward to seeing everyone in January at our Annual Meeting to kick off a terrific 2026 season at THS!
